The rental market in Baldock has changed considerably over the last five years, but as the map shows, not every neighbourhood has experienced the same level of rental growth.
The lighter yellow areas indicate more modest increases, whilst the darker orange and red areas show where rents have risen most sharply. Interestingly, much of this growth happened during 2021, 2022 and 2023, when the rental market experienced particularly strong demand and significant increases in rents across the country.
However, the picture today is rather different. Nationally, rents are now 0.7% lower than they were a year ago, suggesting the market is beginning to settle after several years of exceptional growth.
For landlords, this presents an interesting challenge. With increased taxation on rental income adding further pressure, achieving the best possible rent whilst keeping a reliable tenant has arguably never been more important. For tenants, the map highlights how choosing a different neighbourhood within Baldock could make a meaningful difference to their monthly housing costs.
The message for both landlords and tenants is simple. The rental market is not one market, even within the same town. Understanding what is happening at neighbourhood level matters more than ever.
