Is the UK property market slowing, or just getting back to normal?

In the week ending Sunday 20 September (week 37), the UK recorded 17.1k net home sales. That is the number of sales agreed after fall-throughs are deducted, which makes it a useful measure of how much business is actually moving forward.
It is slightly below the ten-year Week 37 average of 19.1k, although that average includes the unusually busy years around the pandemic, so it needs a little context.
So far in 2026, net sales YTD are below 2025, almost level with 2024, and ahead of both 2023 and the average for the years before Covid. Buyers are buying. Sellers are selling. In Baldock and Letchworth, as elsewhere, there is a market to work with.
The harder question is whether an individual home is positioned to succeed in it. Of the homes that left estate agents’ books in August, 11 in 20 exchanged and completed (ie the homeowner moved). The remaining 9 out 20 were withdrawn unsold. That is why the asking price, presentation and response to buyer feedback matter so much.
